Located near the 3,500-acre Shadow Creek Ranch master-planned community, property on all four corners of this junction of two major highways was vacant and unserved by water and sewer utilities. Recognizing that the intersection’s location made it a prime target for future development, the City of Pearland took a forward-looking step by installing utilities to encourage development.
IDS coordinated utility design with the TxDOT to allow for future expansion plans on SH 288 and with Harris County Flood Control District for portions of the project that cross a channel. We accelerated the design and construction schedule so that utilities could be available in time to meet Holiday Inn franchise requirements for a new hotel along SH 288. After construction completion, the availability of utility services spurred development of a retail center anchored by Bass Pro Shops.
