Orchard Lakes Estates is a 455-lot high-end single family subdivision located on FM 1464 north of US Highway 90. The community is highlighted by extensive landscaping, with a 49-acre amenity lake as its focal point.
IDS provided civil engineering design and construction phase services through development. A large existing shallow lake, determined by the Corps of Engineers as a wetlands area, was modified to serve as an amenity lake, stormwater detention facility, and primary drainage corridor. Large portions of the tract were below the floodplain elevation, requiring significant fill placement to produce developable lots. With these physical constraints, IDS coordinated design work closely with the landscape architect to save existing specimen pecan trees in key locations and to preserve non-developable natural areas. We expedited the design and coordinated construction activities to allow excavation of the natural lake during a period of drought, avoiding significant overall project delays.
Through the project period, IDS served as liaison to Fort Bend County MUD No. 25, contributing to negotiation of development agreements, processing of annexation into the District, and expediting the TCEQ approval for the sale of bonds to reimburse the developer.
