Visionary San Antonians created a Tax Increment Reinvestment Zone to re-energize a corridor connecting downtown to Alamo Heights. An integral member of a collaborative team of planners, architects, and landscape architects, IDS looked at ways to modify existing development codes to support redevelopment.

IDS’s engineers identified $69 million in capital improvements to create a pedestrian- and bicyclist-friendly environment in a mixed-use, mixed-income neighborhood. We inventoried and categorized the aged infrastructure, noting use beyond typical design lives. We developed cost estimates and an implementation plan to phase improvements over time, to coincide with tax increment income and new public or private funding sources.

A complete streets concept will reposition two miles of Broadway as a new cultural corridor linking museums and Brackenridge Park to offices, shops, and living spaces in newly built or restored structures. Our recommendations included low-impact development techniques to protect the watershed at the San Antonio River’s headwaters.
